Things to do in Brevard NC- June

Keith LockhartWhether you live here year round, or just visit for a few weeks in the summer, western North Carolina is a great place for outdoor activities. It's a mecca for campers, fly fishing, river rafting and more.

But if you are in the Brevard, North Carolina area this summer, and looking for another way to spend your time, the annual Brevard Music Festival is a must! Since 1947 students from around the world have come to Brevard to study and craft their skills at this summer music institute. The result is a 7 week festival with over 80 performances including guest conductor and artist appearances. Past guest appearances include cellist Yo-Yo Ma, violinists Joshua Bell and Midori, pianists André Watts and Emanuel Ax, soprano Renée Fleming and mezzo-soprano Frederica von Stade.

The festival kicks off the 2009 season on Friday, June 26 with a night of light classics and pops conducted by Steven Smith along with guest performances by Standford Olsen, tenor. The festival continues until August 9. Performances are held in several venues and many are free!

You don't know what you know until you know you know it....

Yesterday we spent the day meeting our annual continuing education requirements. We did a half day mandatory update class and then another half day in an elective. We don't really have much to choose from with the elective, and I really wish the class had a little more meat to it, but it gets the job done and keeps the North Carolina Real Estate Commission happy.

Personally, I don't mind taking these classes because I believe they make me a better Realtor. And if I'm a better Realtor,thinker then it's likely I'll do a better job for our clients than another agent down the road.  If you are a consumer reading this, quick...what's the difference between a real estate agent and a Realtor?  Tick tock tick tock tick tock. Time's up! More than likely, unless you are in the business, most people don't know the difference...and many probably don't care especially if they have had a bad experience. Then, all real estate agents are scum whether they are Realtors or not.

One of the best ways to make sure you don't end up in the scum category is to stay current with good training and education. There's lots of it out there and a lot of it is free so there's really no excuse. You just have to do it. Every time I take a class, something really strange happens. I realize how much I know that I didn't use to know! Remember your first day of real estate school? I do. It was like trying cram 10 pounds of information into my 5 pound brain. To avoid the "ooz factor", a phenomenon that occurs because you are trying to retain more than your brain is capable of holding, I spent a lot of time with my hands over my ears, trying to hold everything in. Maybe I was really just trying to block out the sounds of my own screams as the testing days approached. But that was several years ago and not only did I actually learn (or at least retain) enough to pass the tests (on the first try, I might add), I have since learned a whole bunch more on top of that. Some of what I know has come from books, some from training classes, and a lot has come from just being in the business. It's a lot like the building blocks we played with as kids. You begin with a basic foundation and start building from there.

"They" say that information, which is really nothing more than knowing stuff, is power, but that sounds like something you use against someone. I think information, or knowing things, is more about feeling "empowered" and confident. When you have the kind of confidence that comes from really knowing what you're doing, it makes you more effective and certainly more credible. If I was a customer wanting to buy or sell some real estate, the last person I'd want working for me is someone who isn't real sure about things and shuffles their feet with a "deer in the headlights" look every time I ask a question. Nope, I would want someone who knew stuff! And lots of it.

Unlike those early days in real estate school, now I'm building on an existing foundation which makes the whole education and training experience a lot more fun and a lot more relevant. And with every new bit of knowledge that I can gain, whether it's the nuances of a contract, or a change in the law,  I'm becoming better at what I do for our clients and for our business. In theory, that should translate to more business and hopefully a substantial income, but I'll have to get back to you on that part.

Another thing that I know for sure is that I don't know everything there is to know about the real estate business. I probably never will. Learning is a road that never ends, a glass that's never full. And if the day ever comes when you think you know everything there is to know, then you really don't know jack.

Brevard NC Homes for Sale - Market Update

When spring comes to the mountains of western North Carolina, it brings with it an increase in real estate activity. This "season" will stay with us80 Colton's Way until the end of November. So far this year, that activity has not been as great as it was the year before, or certainly 2 years ago, but it has held steady so for in terms of the number of homes being sold. April was a repeat of March with 12 sales and that is down from this same time last year when there were 21 residential closings.  The majority of sales continue to be in the $100K-$300K price range.

The average selling price in April was $229,840, down from $269,208 in March. The median price, however, was up slightly from $182,500 in March to $190,000. As I've mentioned in previous market updates, it's important to remember that Lake Toxaway is in our MLS system and one sale of a million dollar home in that area can greatly affect the overall averages.

The average days on market rose in April to 278 days, an increase of 47 days.

Time - The Greatest Gift of All

Mother's Day is Sunday and the pressure is on. Turn on your TV, open the newspaper, tune in to your favorite radio station and you'll be barraged with ads from every conceivable business about the "perfect gift" for your mother.  Like so many "special occasions" Mother's Day has become a retail event, unfortuantely.

But, as a daughter and a mother, I can tell you that Mother's Day isn't about flowers, candy, or jewlery. It's about time. And no material gift can replace or compare with time spent together; time on the front porch talking about whatever comes to mind; time spent in the kitchen passing down family recipes; time spent looking through old photos and watching those scratchy home movies; time spent hearing the same stories we heard growing up; time spent...just being together.mothers day

I lost my mother to lung cancer in 1998 and even though it's been over 10 years now, and I miss her every day, this week leading up to Mother's Day is always bitter sweet. What I wouldn't give for one more day with her! I still have so many questions left unanswered...so many things I want to share with her. As a mother myself, I hope to spend some time with my own son who lives in a neighboring state. But, just beneath the surface, I'll still be the daughter, missing her mom.

This year, make Mother's Day something more than just an event for retailers. Make it a memory. Take a video camera and "interview" your mom. Talk to her about her childhood, her memories of growing up, how she met your dad, what you were like a kid. Ask her about her hopes and dreams...and her disappointments. If you don't have a video camera, use a tape recorder, then have it digitized onto a CD for safe keeping. Take pictures...especially pictures of the two of you together. My family wasn't big on photography and the concept of digital photography wasn't even on the horizon. So I have only precious few pictures of my mom...and none of the two of us together as adults. Now, whenever my son and I are together, I make sure to take photos so he'll have them in the years to come.

If you can't be with your mother on Mother's Day...maybe you live too far away to visit...an illness or other circumstances prevents it...it's not too late to write a letter. Remember those? Not an email, or a Hallmark card with someone else's words....a hand written letter. Tell her things...like what you admire most about her; something from your childhood that has stuck with you all these years; how you see life these days. Don't worry about what you'll say. Just start writing...the words will come.

If I had the chance, I think I would start by saying...

Dear Mom,

It's been way too long since we've talked. I have lots to tell you.....
